Housing at its limit: the 10 capitals with the highest sale and rental prices

Up to 10 Spanish cities share the worrying situation that the price of second-hand housing and rent are reaching maximum values never seen before in idealista's historical series. Major capitals such as Madrid, Barcelona and Valencia, and dynamic residential markets such as Alicante, Malaga and Palma, have been joined by prominent cities such as Las Palmas de Gran Canaria, San Sebastián, Granada and Santander. We analyse the evolution of residential prices in these markets.


The price of second-hand housing in Spain rose by 12.8% year-on-year in May, reaching 2,391 euros/m2, the highest figure since Idealista began recording data. Furthermore, this annual increase represents the highest price rise observed in the historical series of the southern European real estate marketplace, exceeding the prices of the real estate boom. So far this year, with the exception of January, every month has seen double-digit increases in the average price of second-hand homes for sale.
